    01

Car Park Line Marking Brisbane: Compliant Bay Layouts, Costs & Standards

Getting car park line marking right in Brisbane isn't just about straight lines — it's about hitting exact bay dimensions, aisle widths, and accessible parking requirements set out in the Australian Standards and enforced by Brisbane City Council as a condition of development approval. Get it wrong and you're looking at a failed inspection, a rejected occupancy certificate, or an expensive re-mark.

The Standard That Governs Every Job

Every commercial, retail, and residential car park in Brisbane is governed by AS/NZS 2890.1 — Off-Street Car Parking (2021 edition). It sets out precise minimum dimensions for parking bays, aisle widths, and circulation space, based on a system of "user classes" that reflect how a car park is actually used.

    Why Bay Dimensions Aren't One-Size-Fits-All

The standard recognises that a shopping centre car park and an office building's staff parking need different bay sizes, because the frequency of turnover changes how much room drivers need:

User Class 1A (residential, commuter, long-term/employee parking) — narrower bays at minimum 2.3m–2.4m wide by 5.4m long
User Class 3A (shopping centres, medical centres, short-stay visitor parking) — wider bays around 2.6m required
Standard 90-degree bay — the most common layout, typically 2.4m wide by 5.4m long as a baseline

    Parking Angles & Aisle Widths

Car parks aren't limited to 90-degree layouts. AS/NZS 2890.1 also allows 30, 45, and 60-degree angle parking, common where space is tight. The trade-off is aisle width: angled parking allows narrower aisles (down to ~3.0m–3.5m for one-way 45-degree) but the parking angle and aisle width are directly linked — get one wrong and the whole layout fails compliance. Ninety-degree aisles typically need 5.8m to 6.2m. Dead-end aisles also need a minimum 1.0m extension past the final bay.

    Accessible Parking Bay Marking

Accessible bays are governed by AS/NZS 2890.6, and are one of the most common sources of non-compliance we see on re-marking jobs. A compliant accessible bay requires:

A dedicated bay at least 2.4m wide, paired with an adjacent shared zone also at least 2.4m wide — combined footprint of 4.8m
The shared zone marked with yellow diagonal hatching at 45 degrees
A bollard placed within the shared zone to prevent unauthorised vehicles encroaching
The International Symbol of Access stencilled within the bay
A maximum surface gradient of 1:40 (2.5%) in any direction
Compliant signage featuring the white-on-blue International Symbol of Access

Even a bay that's a few hundred millimetres short of these dimensions can trigger a council compliance notice — it's one of the most common and most expensive mistakes to fix after the fact.

What Goes Into a Car Park Line Marking Job

1Site assessment & layout confirmation — checking existing dimensions against AS/NZS 2890.1, or designing a new layout from a site plan
2Surface preparation — sweeping and blowing clean at minimum; grinding or line removal where old, non-compliant, or faded marking needs to come out first
3Layout setting out — measuring and marking bay lines, aisle boundaries, and directional arrows before painting
    4Line marking application — water-based paint for standard re-marks, or epoxy/thermoplastic for higher-durability sites
5Stencilling — accessible symbols, directional arrows, speed hump markings, and custom signage
6Final inspection & compliance statement — confirming the finished layout meets AS/NZS 2890.1 and 2890.6

    What Affects the Cost

Size of the car park and total number of bays
    Whether it's a re-mark or a new layout from a bare slab
Surface condition — old or non-compliant lines that need removing add time and cost
Paint type — water-based is cost-effective; epoxy and thermoplastic last longer under Brisbane's UV and rain
Access and scheduling — CBD basement car parks often need after-hours or weekend work

Line Marking Companies Brisbane: How to Choose the Right One

Search "line marking companies Brisbane" and you'll get pages of results — but not all line marking companies are equal, and the right one for a CBD basement car park isn't necessarily the right one for a freight warehouse in the TradeCoast. Here's what actually separates a good Brisbane line marking company from a mediocre one.

What Separates a Good Company From an Average One

Brisbane has no shortage of contractors who'll turn up with a spray line machine and a tin of paint. What actually matters is whether the company understands the standards their work needs to meet, and whether they prepare a surface properly before marking it — the two things that determine whether a job lasts two years or two months.

AS/NZS 2890.1 for car park bay dimensions, aisle widths, and layout
AS/NZS 2890.6 for accessible parking, including correct 3.2m bay widths and yellow shared-area marking
AS 1742 and the Queensland-specific MUTCD for anything touching a public road or works zone
Surface preparation — sweeping and blowing at minimum, with grinding or shot-blasting for epoxy and thermoplastic jobs
A written compliance statement on completion, not just an invoice

    Brisbane's Precincts Need Different Things

    Australia TradeCoast

Port of Brisbane and Brisbane Airport — Brisbane's global trade hub with ~1,500 businesses. Warehouse floor marking, forklift lanes, and racking bay demarcation is constant work here.

    Northern Industrial Area

Geebung, Virginia, Northgate, Nudgee, Banyo — a tightly-held industrial pocket with established warehouse and distribution sites that regularly need re-marks.

    Southern Industrial Pocket

Acacia Ridge, Archerfield, Coopers Plains, Salisbury, Rocklea — older established industrial area with manufacturing, warehousing, and transport businesses.

    South West Industrial Gateway

Carole Park, Darra, Sumner, Wacol, Richlands — Brisbane's largest industrial precinct and key freight gateway, with new industrial estate development extending toward Ipswich.

    Inner CBD & Fringe

Brisbane City, Fortitude Valley, South Brisbane, Kangaroo Point — high-rise basement car parks, retail towers, and body corporate sites where space is tight and accessible bay compliance is closely scrutinised. After-hours and weekend scheduling matters most here.

Questions to Ask Before You Book

1What standard will this job be marked to, and can you provide a compliance statement?
2What's your surface preparation process for this job specifically?
3Can you work outside business hours if needed, and does that change the quote?
4What's your warranty period, and is it in writing?
5Do you carry public liability insurance, and can you provide a certificate of currency?
6Is the quote fixed-price based on an actual site plan, or a rough estimate?

    Red Flags Worth Watching For

A verbal quote with no site inspection or plan reference
No mention of AS/NZS 2890.1 or 2890.6 when discussing car park work
No warranty offered, or a vague "should be fine" answer
Reluctance to provide a compliance statement or insurance details

Get a Quote From a Company That Knows the Standards

Whether your site sits in the TradeCoast, the southern industrial pocket, the CBD fringe, or anywhere in between, we quote based on your actual site plan, work to AS/NZS 2890.1, AS/NZS 2890.6, and AS 1742 as standard, and provide a written compliance statement on every job.

    03

Line Marking Companies Gold Coast: How to Choose the Right One

The Gold Coast is a strange market for trade services — it's simultaneously one of the country's biggest tourism and hospitality economies and, increasingly, a serious industrial and manufacturing hub. That split matters when you're choosing a line marking company, because a contractor set up for high-rise Surfers Paradise car parks isn't necessarily the right fit for a distribution facility in Yatala.

What Makes a Line Marking Company Worth Hiring

Plenty of contractors on the Gold Coast own a line marking machine. Fewer of them can explain why a job will still look sharp in two years rather than fading within six months. Before booking anyone, confirm they understand:

AS/NZS 2890.1 for car park bay sizes, aisle widths, and traffic flow
AS/NZS 2890.6 for accessible parking bays, including correct dimensions and yellow shared-area marking
AS 1742 and the Queensland MUTCD for anything touching a public road or works zone
Proper surface preparation — the single biggest factor in how long line marking lasts, especially given the Gold Coast's harsh UV and heavy rainfall
A written compliance statement, not just an invoice, once the job is done

Why the Gold Coast's Two Economies Need Different Things

    Tourism & Hospitality Precincts

Surfers Paradise, Broadbeach, Southport, Main Beach, Burleigh Heads — high-density basement and multi-storey car parks with constant turnover. Work here typically needs to happen overnight or in the early hours to avoid disrupting hotels, retail centres, and residential towers.

    Yatala–Stapylton Enterprise Area

The Gold Coast's largest and most active industrial precinct — ~3,300 hectares with hundreds of businesses in warehousing, freight, logistics, and manufacturing. Warehouse floor marking, forklift lane demarcation, and large-format car park line marking are constant work here.

    Growth Corridors Under Construction

Coomera, Pimpama, Ormeau, and the Light Rail Stage 3 corridor — with major infrastructure projects like the Coomera Connector and Gold Coast Light Rail Stage 3 reshaping traffic flow, new developments are bringing fresh car parks and access roads online regularly, all needing first-time AS/NZS 2890.1 compliant line marking.

Questions Worth Asking Before You Book

1What standard is this job being marked to, and will I get a written compliance statement?
2What's your surface prep process, and does it change for epoxy or thermoplastic work?
3Can this be scheduled overnight or on weekends, and does that affect the price?
4What warranty do you offer, in writing?
5Do you carry public liability insurance, and can I see a certificate of currency?
6Is this a fixed-price quote based on my actual site plan?

    Red Flags to Watch For

A price quoted without a site visit or plan review
No mention of AS/NZS 2890.1 or 2890.6 when discussing a car park
Vague answers about warranty length or surface preparation
Reluctance to provide insurance details or a compliance statement

    04

Line Marking Gold Coast: Car Park, Warehouse & Road Marking

The Gold Coast is Queensland's second-largest local government area by population and one of the busiest construction and hospitality markets in the country, with construction alone generating an estimated $19 billion for the local economy in 2024. That kind of growth means a constant pipeline of new car parks, retail precincts, and industrial estates that all need to be marked correctly.

Why Gold Coast Properties Need a Specialist Contractor

The Gold Coast's mix of dense tourist strips, high-rise residential car parks, and sprawling northern industrial estates creates different line marking demands depending on where you sit:

    Central Gold Coast

Surfers Paradise, Broadbeach, Southport, Main Beach — high-density car parks and basement parking structures where space is tight and accessible bay compliance under AS/NZS 2890.6 is closely scrutinised.

    Northern Gold Coast

Coomera, Oxenford, Ormeau, Pimpama, Helensvale, Coombabah — rapid residential and industrial growth along the Pacific Motorway corridor, with new warehouse and distribution centre car parks requiring full AS/NZS 2890.1 layouts.

    Southern Gold Coast

Burleigh Heads, Palm Beach, Currumbin, Tugun, Coolangatta — retail strips and beachside car parks with heavy seasonal traffic that accelerates line wear.

Line Marking Services on the Gold Coast

Car park line marking and full compliance re-marks to AS/NZS 2890.1
Accessible parking bay marking to AS/NZS 2890.6, including symbol stencilling
Warehouse and industrial floor marking for logistics hubs around Yatala and Stapylton
Thermoplastic and epoxy line marking for high-traffic commercial sites
Line marking removal and full car park re-lines

Suburbs We Service Across the Gold Coast

Advancetown, Arundel, Ashmore, Benowa, Biggera Waters, Bilinga, Bonogin, Broadbeach, Broadbeach Waters, Bundall, Burleigh Heads, Burleigh Waters, Carrara, Clear Island Waters, Coolangatta, Coombabah, Coomera, Currumbin, Currumbin Waters, Elanora, Gaven, Helensvale, Highland Park, Hollywell, Hope Island, Labrador, Main Beach, Maudsland, Mermaid Beach, Mermaid Waters, Merrimac, Miami, Molendinar, Mudgeeraba, Nerang, Ormeau, Oxenford, Pacific Pines, Palm Beach, Paradise Point, Parkwood, Pimpama, Reedy Creek, Robina, Runaway Bay, Southport, Surfers Paradise, Tallebudgera, Tugun, Upper Coomera, Varsity Lakes, and Worongary.

If your site isn't listed here, get in touch — our crews cover the entire City of Gold Coast area and can usually accommodate overnight or weekend scheduling to avoid disrupting trading hours.

    Compliance Still Comes First

Every job we complete on the Gold Coast, regardless of scale, is carried out to AS/NZS 2890.1 (off-street car parking), AS/NZS 2890.6 (accessible parking), and AS 1742 (road and traffic control devices) as a baseline. Gold Coast City Council enforces these standards as a condition of development approval, so a non-compliant re-mark isn't just a safety risk — it can trigger a rejected inspection or a formal compliance notice.

    05

Line Marking Ipswich: Car Park, Industrial & Road Marking

Ipswich is one of the fastest-growing local government areas in South East Queensland, and increasingly one of its most industrial. Heavy-industry precincts at Swanbank, New Chum, and Ebenezer sit alongside a rapidly expanding logistics sector tied to the Inland Rail project, while residential growth corridors like Ripley, Springfield, and Redbank Plains are bringing new retail centres, schools, and car parks online every year.

    Line Marking Services in Ipswich

Industrial and warehouse floor marking — pedestrian walkways, forklift lanes, and safety zone marking for sites around Swanbank, New Chum, and Bundamba
Car park line marking — full AS/NZS 2890.1 compliant layouts and re-marks for retail centres, medical precincts, and body corporate car parks
Accessible parking bay marking — AS/NZS 2890.6 compliant bays with correct dimensions, symbols, and yellow shared-area marking
New development line marking for growing precincts in Ripley, Springfield Central, and Yamanto
Line marking removal ahead of resurfacing or full car park re-lines

Why Ipswich Businesses Need Compliant Line Marking

Ipswich City Council enforces AS/NZS 2890.1 and AS/NZS 2890.6 as a condition of development approval, the same as every other council in South East Queensland. With significant new industrial and logistics investment flagged in the city's economic development strategy, new sites are being brought online at pace, and getting line marking right the first time avoids costly re-inspections and delays to occupancy.

For existing industrial sites, particularly around the Swanbank and New Chum heavy-industry precincts, worn or faded floor marking is also a common workplace safety issue picked up during audits — clear pedestrian and vehicle separation lines are one of the simplest fixes available.

    Suburbs We Service Across Ipswich

Ipswich CBD, Booval, Bundamba, Brassall, Basin Pocket, Bremer, Churchill, Coalfalls, Eastern Heights, East Ipswich, Ebbw Vale, Flinders View, Goodna, Karalee, Leichhardt, Newtown, North Booval, North Ipswich, One Mile, Raceview, Redbank, Redbank Plains, Ripley, Riverview, Sadliers Crossing, Silkstone, Springfield, Springfield Central, Springfield Lakes, Tivoli, West Ipswich, Woodend, Rosewood, Yamanto, Blackstone, Collingwood Park, Deebing Heights, Augustine Heights, Brookwater, Camira, Gailes, and Carole Park.

Not on the list? As a mobile line marking service we regularly work right across the Ipswich City Council footprint, including the outer residential and rural-residential growth areas.

    Compliance Standards We Work To

All work is carried out to AS/NZS 2890.1 (off-street car parking), AS/NZS 2890.6 (accessible parking), and AS 1742 (traffic control devices), with a written compliance statement provided on completion — useful documentation to keep on file for council audits, insurance, and workplace health and safety inspections.

    07

Line Marking Queensland: Standards, Costs & Choosing a Compliant Contractor

Search "line marking Queensland" and you'll find plenty of contractors — but very few explain what actually makes line marking compliant in this state, as opposed to just fresh paint on a car park. Queensland has its own layer of rules on top of the national Australian Standards, and getting that wrong can mean a failed council inspection, a rejected occupancy certificate, or a costly re-mark.

The Two Layers of Line Marking Regulation

Line marking in Queensland is governed by two things working together, and a lot of confusion in the industry comes from contractors only knowing one of them.

    1. National Australian Standards

    • AS/NZS 2890.1 — off-street car parking
    • AS/NZS 2890.6 — accessible parking design and marking
    • AS/NZS 2890.3 — bicycle parking facilities
    • AS 1742 — national MUTCD for road marking

    2. Queensland-Specific Layer

The Department of Transport and Main Roads (TMR) publishes its own Queensland MUTCD, which sets out requirements specific to this state on top of the Australian Standard. For any road-related or public infrastructure line marking, TMR requires users to read the Queensland MUTCD and the Australian Standard side by side.

For private car parks, warehouses, and off-street sites — the bulk of commercial line marking work — AS/NZS 2890.1 and AS/NZS 2890.6 remain the primary references, but any contractor who's only aware of the national standard and has never opened the Queensland MUTCD is missing half the picture for anything touching a public road, works zone, or council-controlled area.

What Drives Line Marking Cost in Queensland

Surface preparation — grinding out old lines, pressure cleaning, or shot-blasting adds cost but is essential for a durable result
Paint type — water-based is most cost-effective; thermoplastic and epoxy cost more upfront but last significantly longer
Site access and scheduling — inner-city and high-rise sites often require after-hours or weekend work, which typically carries a premium
Scope of stencilling — accessible symbols, directional arrows, speed humps, and custom line work all add time
Travel distance — sites further from the contractor's base add cost, which is one reason it pays to use a contractor established in your region

How to Vet a Line Marking Contractor Anywhere in Queensland

1Ask which standards they work to — a properly qualified contractor should mention AS/NZS 2890.1, AS/NZS 2890.6, and the Queensland MUTCD without hesitation
2Request a written compliance statement on completion, confirming the work meets the relevant standard
3Check their surface preparation process — this is the single biggest factor in how long a line marking job lasts
4Confirm insurance and, for larger road-related projects, whether the design has been reviewed by a RPEQ where required
5Get a fixed-price quote based on an actual site plan, not a rough verbal estimate

Line Marking Redlands: Car Park & Road Marking Across Redland City

Redland City — known locally as the Redlands — sits along the southern coast of Moreton Bay between Brisbane and the Gold Coast. Unlike some neighbouring council areas, the Redlands doesn't have one dominant CBD; instead, activity is spread across a handful of well-established retail and commercial hubs including Cleveland, Capalaba, Victoria Point, and Alexandra Hills.

Line Marking Services Across the Redlands

Car park line marking and re-marks to AS/NZS 2890.1 for retail centres and body corporate car parks
Accessible parking bay compliance to AS/NZS 2890.6
Medical centre and hospital precinct line marking (including sites near Redland Hospital and Mater Private Hospital)
Warehouse and light industrial floor marking
Line marking removal and full re-lines ahead of resurfacing works

Why Line Marking Matters in the Redlands

With shopping centres like Stockland Cleveland, Capalaba Central, Capalaba Park, and Victoria Point Shopping Centre drawing heavy day-to-day foot and vehicle traffic, car park line marking wears down faster than in quieter residential pockets. Faded bay lines and unclear accessible parking are a common source of complaints in busy retail car parks, and Redland City Council — like every South East Queensland council — enforces AS/NZS 2890.1 and 2890.6 as a condition of development approval.

For island communities, line marking projects are typically scheduled around ferry and water taxi timetables, and our crews are experienced in planning material delivery and equipment transport for these logistically trickier sites.

Suburbs We Service Across the Redlands

Alexandra Hills, Birkdale, Capalaba, Cleveland, Mount Cotton, Ormiston, Redland Bay, Sheldon, Thorneside, Thornlands, Victoria Point, Wellington Point, along with island communities on Coochiemudlo Island, North Stradbroke Island, Macleay Island, Russell Island, and Lamb Island.

    Compliance You Can Rely On

Every job across the Redlands is completed to AS/NZS 2890.1, AS/NZS 2890.6, and AS 1742, with a written compliance statement provided on completion for council, insurance, or workplace safety records.

Line Marking Services Brisbane: Full Range of Services We Offer

"Line marking" covers a lot more ground than most people expect — a shopping centre car park, a warehouse floor, and a roadway all need completely different standards, materials, and approaches. This page runs through the full range of line marking services we provide across Brisbane, what each one actually involves, and which standards govern it.

    Car Park Line Marking

The most requested service we provide — new layouts and re-marks for retail, commercial, medical, and residential car parks across Brisbane, built to AS/NZS 2890.1. This covers bay dimensions, aisle widths, and traffic flow for everything from a small strata car park to a full shopping centre. It also includes accessible bay marking to AS/NZS 2890.6, one of the most commonly non-compliant elements we find during re-marking work.

    Warehouse & Industrial Floor Marking

Warehouse and factory floors need an entirely different framework to a car park — one built around workplace safety rather than parking geometry. Compliance here draws on several overlapping standards:

AS 1318 — the Australian industrial safety colour code: yellow for caution and vehicle traffic routes, red for danger and fire equipment zones, green for safety and emergency exit paths, blue for mandatory action areas
AS 1319 — governs safety signs and symbol design, so a "no pedestrians" or "forklift traffic" symbol means the same thing in every facility
WHS Act — requires businesses to manage traffic and pedestrian interaction risk, and floor marking is one of the primary controls used

In practice, this means clearly separated pedestrian walkways (typically marked in yellow or white, at least 1000mm wide for single-direction paths), forklift lanes and turning areas, loading dock bay markings and pedestrian exclusion zones, and racking or storage zone boundaries. We provide a colour-coded floor plan with every warehouse job, documenting what each marking means and which standard it references.

    Line Marking Removal

Before any re-mark, old or non-compliant lines often need to come out first — whether that's faded paint, an outdated layout, or lines left behind after a resurfacing job. We handle removal by grinding, blasting, or chemical stripping depending on the surface and the material originally used, so the new marking goes down on a clean, properly prepared surface.

    Thermoplastic & Epoxy Line Marking

For high-traffic commercial and industrial sites where standard water-based paint won't hold up, thermoplastic and epoxy line marking offer significantly better durability — often lasting several years longer under constant vehicle and foot traffic. Epoxy in particular is common on warehouse floors, since two-pack formulations can include anti-slip aggregate. See our protective coatings page for more detail.

    Road & Roadway Line Marking

Centrelines, edge lines, directional arrows, and pedestrian crossings on private roads, access ways, and works zones, carried out to AS 1742 — the national Manual of Uniform Traffic Control Devices — and, for anything touching a public road, the Queensland-specific MUTCD published by Transport and Main Roads.

    Accessible (Disabled) Parking Bay Marking

Compliant accessible bays under AS/NZS 2890.6 need the correct combined bay-plus-shared-zone width, 45-degree yellow hatching in the shared area, a bollard, the International Symbol of Access, and a maximum 1:40 surface gradient — one of the most common reasons a site fails a council or NDIS-related inspection.

Fire Lane & Emergency Access Marking

Red and white hatching, "NO PARKING — FIRE LANE" stencilling, and hydrant access marking to keep emergency vehicle access clear at all times — a requirement most commercial sites need to maintain as part of their fire safety compliance.

Sports Court & Recreational Line Marking

Line marking for tennis courts, netball courts, basketball courts, and multi-purpose recreational surfaces, with precise, sport-specific dimensions and colour separation between overlapping court layouts. See our school & sports marking page for more.

Bicycle Lane & End-of-Trip Facility Marking

Green-surfaced cycle lanes, bicycle parking bay marking, and directional signage to AS/NZS 2890.3, increasingly required as part of commercial development approvals across Brisbane.

    Where We Provide These Services

All of the above is available across the Brisbane CBD, the Australia TradeCoast precinct, the southern industrial pocket (Acacia Ridge, Archerfield, Rocklea), the South West Industrial Gateway, and every suburb in between — as well as across Logan, Beenleigh, and the wider South East Queensland region.
